When is check in and check out?
Check-in begins after 4:01 P.M. CST and check-out is before 9:59 A.M. CST (Fees will apply).
Can I check-in early?
Due to our high housekeeping standards homes will not be available for check-in until we have inspected the property. We typically do not allow early check-ins. unless special arrangements have been made, and they subject to an additional fee.
Why are Early Check-ins and Late-Checkouts a Big Deal?
Early check-in and late check-out requests are not allowed during peak season (May 15 - September 15). We know that our guests are very excited to start their vacations or want to linger a bit on their last morning, but we ask for understanding and co-operation regarding our check-in and check-out policies. It takes a large team of people and tight scheduling in order to get all of our properties cleaned and inspected to our high standards for our incoming guests. When departing guests leave at 9:59 am we have a finite number of hours until the next guests arrive at 4:00 pm, and we are generally turning over a large number of properties all across South Walton on any given day in the high summer season. Please be considerate of the guests coming in and keep to our 9:59 am check-out time . 
 
A vacation rental is not the same as a hotel in that all of our homes are completely unique, with large living areas both indoors and out that take much more time to clean, sensitize and inspect. Sometimes, we also need to schedule maintenance activities while the home is empty between guests. Because every home is different and guests have reserved a specific property, we can't shuffle arriving guests to the next available room in the way that a hotel can. Due to these constraints, our check-in and check-out times need to be firm.
30A HomeAway will  will not grant an early check-in or late check-out, 
Also we cannot guarantee availability and same-day requests. 
What About Late Arrivals or Early Departures?
It won't get dark until well into the evening in high summer, but if you know that you will be getting in late on the night of your scheduled arrival date, please contact our office so we can make sure to leave the lights on for you at your rental property.
If you choose to arrive on a day later than the date noted in your contract or leave your vacation rental property prior to your reserved departure date, please let our office know as a courtesy. Please note that 30A HomeAway cannot issue a refund or credit for unused time at the property. 

How do we get the key?
We use a key less entry system for all of our properties. A couple of weeks prior to your arrival we will ask you for a 4-digit code, which will be programmed into the key less door. About 7 days prior to your arrival we will send you an email with how to operate the key less doors.
What does my rented vacation home provide?
 Since all 30A HomeAway rental properties are homes, condos, and not hotel rooms, they are fully furnished, and include a living room, kitchen, and bedrooms and bathrooms as described on each property detail page. 
  • The kitchen includes cooking utensils, pots & pans, dishcloths, potholders, flatware, dishware, and glassware. Standard appliances include a refrigerator, microwave, stove, toaster, and coffee maker. Some properties are equipped with additional items; please refer to the full amenity list for your specific property. If you require specialty items, such as kitchen scales or food processors, it is best to bring your own.
  • Bed linens and bath linens (bath towels, hand towels and face cloths) are provided in accordance with the advertised maximum occupancy of the property. Beds will be made with linens, pillows, blankets, and bedspreads prior to your arrival, with the exception of trundles, top bunks, futons, and sleep sofas.
  • The property includes basic housekeeping supplies, such as mob, broom, dustpan and Vacuum.
  • some properties have a landline for local calls. Please refer to the full amenity list for your specific property.
  • Air conditioning, TVs, DVD players, porch furniture, grills, docks, recreational games and equipment, and other amenities are furnished as a courtesy by the homeowner and are not guaranteed. Please refer to the full amenity list for your specific property for details.
Guests will also receive a Welcome Kit. The Welcome Kit gets you started on your vacation by providing a few additional necessities, such as:
  • One Small bottle of dish soap
  • Unlimited-use dishwasher detergent packet or pod
  • One kitchen sponge
  • Unlimited-use laundry detergent packet or pod
  • Unlimited-use trash bags
In addition, the complimentary items below are provided as a convenience for when you first arrive. Additional supplies will be the responsibility of the guest.
  • Two full roll of toilet paper per bathroom
  • One box of tissues per bathroom
  • Travel-sized bars of soap in each bathroom
  • One full roll of paper towels in the kitchen
What items do you supply?
30A HomeAway provides each Reservation with a Welcome Kit. The Welcome Kit gets you started on your vacation by providing a few additional necessities, such as:

What do I need to bring with me?
  •  Please bring your own beach towels.
  • You must provide your own clothing, bathing suits, shoes, etc. 
  • Personal toiletries and grooming appliances  
  • Paper goods and hand soaps if any is needed beyond what is supplied at the beginning of your stay.
  • Kitchen items such as plastic wrap, aluminum foil, and your groceries. 
  • Pantry items such as salt, pepper, flour, coffee, or spices.
  • Beach equipment (chairs, boogie boards, snorkels).

What activities are there to do in 30A?
 The biggest draws to 30A are the soft, white-sand beach and the tranquil, emerald-toned gulf waters. This quaint Florida community was initially founded on deep-sea fishing and proudly harbors the largest private charter fishing fleet on the Gulf of Mexico. Anything water-related — including a vast range of water sports and cruises — is a big draw. Feel free to explore the full range of fun attractions 0n 30A.
What is the best beach on 30A, Florida?
All of the communities in 30A share the same stretch of pristine, white-sand shoreline and emerald-hued gulf waters. One of the most popular beaches in 30A is 30A, but there are no physical differences at 30A compared to other 30A beaches.
What is the cancellation Policy?
I have a very small dog that is house broken. Is it OK to bring our pet?
Yes! We understand your 4-legged friends are part of your family! We have a number of pet friendly rentals...dogs only. Sorry no cats allowed.
Is there a pet fee?
Yes, there is a non-refundable pet fee of $200. This will cover up to 2 dogs (up to 25lb for each dog).
When is full payment due?
Full payment is due 60 days prior to arrival.
Do you have pet friendly 30A condo rentals?
Yes, pet friendly condos do exist in 30A, Florida. However, they are hard to find and do reserve further in advance than a typical vacation rental. Fortunately, Ocean Reef offers the largest selection of pet friendly vacation rentals on 30A. These include condos near and on the beach as well as private single-family homes.
What is the best area to stay in a 30A condo?
The most sought-after and popular areas for condo rentals in 30A include Crystal Beach, Downtown Destin, Frangista Beach, Holiday Isle, Miramar Beach, and the Sandestin Resort. View more details about each Destin area to help you determine where to stay.
What time of year is the best time to visit 30A?
Summer, Spring Break, and Fall Break are the most in-demand times to visit 30A. However, Spring and Fall generally feature milder temperatures and allow you additional space for spreading out on the beach. Are there 30A condo rentals with a pool?
A majority of our 30A condo rentals feature access to at least one community pool. The shape and size of these swimming pools vary greatly by condominium complex and resort. Only a handful of 30A condos have indoor pools, and lazy rivers are non-existent.
