Do You Have an Advance Reservation?
Reservations can be made up to one (1) year in advance, however we reserve the right to correct or adjust rates to the published rates at the time of the reservation in the event that they have been misquoted due to human and/or computer errors.
Rates and properties are not guaranteed. Rates and properties are subject to change without notice.
A minimum payment of fifty (50) percent down per reservation is required at the time of booking the reservation. The advance payment is not a damage deposit.
What is the Age Required to rent a Property ?
30A Homeaway' customary policy is no reservations will be made to students or singles under the age of twenty-five with an Id Picture. 30A HomeAway may approve, at the time of reservation and at our discretion, to rent to groups, but you must disclose at the time of reservation:
a. that you are a non-family group; and
b. the majority of the group members must be at least 25 years of age; or
c. if you are a family group, that there will be no more than five (5) children (under 17 years of age) to each (1) adult over the age of 25 staying at the property.
What is your minimum rental period?
During Spring Break and Summer weekly reservations are required, 6 nights. Other times of the year we require a 3 night minimum reservation and during holidays 4 to 5 night minimums (depending upon the property).
How much deposit is required?
An advance deposit equal to 50% is required per property at the time of booking. The advance payment will be applied toward the total rent, taxes and fees due.
What is the process for making payments on my reservation?
Payments for offline reservations can be made by check, E-check, or credit card (Visa, MasterCard, and Discover accepted).
Online reservations require a credit card, debit card .
  1. 30A HomeAway  charges half of the booking total (50%) at the time the reservation is confirmed. 
  2. 30A HomeAway will send you an electronic Rental Agreement, which must be signed and returned to 30A HomeAway within 48 hours of receipt.
 Optional: 
Vacation Rental Insurance is offered to you during the booking process. Trip cancellation insurance keeps you from losing your vacation rental investment if you need to cancel for a covered reason, such as injury or illness. Guests opting not to purchase travel Insurance should be aware that refunds may not be available; therefore we strongly encourage all renters to purchase trip cancellation insurance. Learn more about trip cancellation insurance.

When is the full payment due?
 Full payment is due 60 days prior to arrival.
What is the cancellation Policy?
 Reservations may be cancelled or shortened by notifying 30A Homeaway in writing at least 60 calendar days prior to your arrival date (“Cancellation Period”). In such instances, the full amount of your Reservation Deposit will be refunded, less a $150.00 a cancellation/change fee. In the event of cancellations or shortened stays made after the Cancellation Period, you will be responsible for the full amount of the total booking charges. Any refunds for cancellations or shortened stays made after the Cancellation Period has expired must be obtained from your Travel Protection insurance and are subject to their policies, conditions and restrictions. If you choose to decline the Travel Protection insurance or you don't have one , no refunds will be provided for cancellations or shortened stays made after the Cancellation Period, and you will  result in a 100% loss of the total booking charges.​
**** Cancellations for less than 60 days reservations will be treated the same as all other cancellations.

No refunds will be made in the event of a mandatory evacuation if a guest does not have travel insurance.
What if I need to change my reservation??
If a reservation is changed at the guest’s request, 30A Homeaway will charge an additional $150 Change Fee.
The Changing of the reservation MUST be more than 60 days prior to occupancy
How much are the taxes?
Florida state tax and Walton county bed taxes are total of 12%
What if I am allergic to pets or special needs?
 If you or anyone in your group has any sensitivity to pets, general allergies or special needs of any kind, please contact  our Guest Specialist before reserving a property, so we may help you find the most comfortable property for you.
What Are your Cleaning and Safty Standerd?
We understand how important it is for you to know that our properties have been cleaned in depth and how it helps you feel comfortable traveling. 
To help ensure your safety and well-being, we consulted with government, health, and travel industry experts to offer hosts guidance and best practices for cleaning and disinfecting a vacation rental property.  

The safety of seclusion. When you rent a 30A HomeAway vacation property, you and your group come in contact with no one. You do not encounter a front desk agent. You do not pass strangers in hallways.  or commons area with the public. You simply arrive at your vacation home’s address armed with a keypad code. After logging the code onto the sterilized keypad, you and your group enter a luxury vacation home that’s as clean and safe as your own. Is there a pet fee?
Yes, there is a non-refundable pet fee of $150 per dog
Dogs (up to 30lb for each dog).

I have a very small dog that is house broken. Is it OK to bring our pet?
We understand your 4-legged friends are part of your family!
Pets are only permitted in designated 30A HomeAway properties. 30A HomeAway must approve all pets and a $150 per pet non-refundable pet fee will be added to the reservation. Guests who violate this policy will be charged an additional $750, plus the expense of any necessary cleaning. Violations may also result in immediate eviction and forfeiture of rent.
Dogs only. No cats allowed.
What is Your Smoking Policy?
No Smoking / Vaping in Vacation Rental: Smoking/vaping of any substance is strictly prohibited inside the Vacation Rental and Guests agree not to smoke/vape inside or within 50 feet of open doors and windows of the Vacation Rental, or neighboring properties.  Any Guest smoking in a non-smoking property will subject the entire group to immediate eviction and forfeiture of all payments. Guest will be responsible for all costs to remove the smoking odor from within Vacation Rental, and any other damages incurred.  A fine of $1,000 will also be strictly enforced.
What items do you supply?
30A HomeAway provides each guest with a startup of supplies to include: Each full bathroom will have: Shampoo, Conditioner Lotion, Bath Bar (soap), Facial Bar (soap), 2 rolls toilet paper (1 per half bath). Kitchen: 1 roll paper towels, 5-6 packets of dish washer detergent, a new sponge and a small container of  liquid dish soap, 2 boxes powdered detergent for the washing machine or pods for the HE machines. (Amenities are subject to change)
Do you have a Pool Heating?
Most of the rental properties are equipped with pool heaters and may be heated for an additional charge between (May 1st) to (October 31st). This service must be requested through our 30A Homeaway representatives department. Pools must be heated for the entire duration of stay and fees vary by property.  Pool heat must be ordered at least 72 hours prior to arrival. 
Beginning from November 1st to April 30s this service will be provided as complimentary amenity (No Charge).

Information and booking requirements, Parents must accompany their children under the age of eighteen at all times. Non-compliance of these rules and regulations will result in immediate eviction by the sheriff department with no return of any and all funds paid.
It is 30A HomeAway’ policy that any reservations made under false pretense are null and void and check-in will not be allowed or if discovered after check-in, will subject the entire group to immediate eviction and forfeiture of all payments. This policy includes reservations made by parents or guardians who do not check in, and/or who leave overnight during the length of the stay. Additionally, be advised that 30A HomeAway considers any groups that violate this policy are injuring the reputation, dignity, or standing of the establishment, will result in immediate eviction by the sheriff department with no return of any and all funds paid. You, or any one of your party’s failure to vacate the property immediately upon our notifying you that we no longer desire to entertain you and request that you immediately depart from the establishment may result in your being found guilty of a misdemeanor under the laws of this state under Florida State Statutes 509.141.        Read More >>>
